CONVENTIONAL LOANS:

Loans with less than 20% down, normally require PMI, although there are many programs that can eliminate of minimize PMI.

JUMBO:

Jumbo 15 and 30 year mortgages are available.  We provide Jumbo loans with as little as 3% down, and loan amounts of up to $2 million, $3 million, or $4 million.  These mortgages can be used to purchase or refinance your home.  The conventional loan limit can change year to year, and it is best to click the "e-mail" icon to the left to find out where today's Jumbo loan's start. FHA:
FHA loans are insured by the federal government. The FHA loan allows for more lienient qualifying guidelines, and usually less money out of pocket.  Even though FHA requires a down payment of 2.25%, and requires the buyer pay 3% of the sales price into the transaction, we can still show you how to buy a home using FHA financing and pay -0- to own it.   We have access to special FHA approved grant money that is available to all FHA buyers, with no income limits, and you do not need to be a 1st time homebuyer. FHA loans can be a fixed rate 15 or 30 year mortgage, or also a 1 Year ARM.  The FHA loan also allows for refinancing, and even cash out refinancing.

VA:
The VA mortgage is a loan that is guaranteed by the federal government.  The VA loan is only available to eligile veterans, who normally have served for more than 180 days of continuous active duty service, and an honorable discharge. 

The VA loan also has a maximum loan limit, although we now offer special higher VA loans to our customers.  We lend nearly $50,000 more than most every other VA lenders.  For example, if the VA loan limit is $203,000, we can offer VA loans to $250,000!   You must click the "contact us" or "qualify me" icon to the left the get the most up to date information on this very very unusual VA loan program.

CONSTRUCTION LOANS:
A construction loan is a loan used to pay the builder, as the home is being built, by taking "draws" during the construction.  Once the home is complete, the loan may modify, or sometimes refinance to a permanent mortgage.

We offer construction/Perm loans, or C/P's, from as little as 5% down, and allow for cross-collateralization, and will lend up to $2 million, or more on an individual home.  We also will lend on fixed foundation Modular homes (not mobile homes).

NO DOCS:
No Doc loans are available with as little as 3% down.  We have loans which provide for no income verification, no IRS 4506 forms, and a literal "No Doc" loan.  Our "No Doc" loan does not even require the borrower be employed, and does not ask any information about employment, muchless income information.   Literally the only information needed is name, address, social security number, and residence information for the past two years - that's it.

CREDIT PROBLEMS:
Credit issues are a part of our society.  If you have credit issues, you must be pre-qualfied to identify what credit class you fall in.  We are able to do tough loans with as little as 5% down, not the 20% down most lenders want.  In addition, we offer stable fixed rate tough credit loans, not just ARM loans.   We can provide a buyer with a 30 year fixed rate mortgage, with only 5% down, and allow the seller to pay the closing costs.  If you need to borrow from your 401K, or Qualifying IRA - don't worry, we will not even count the payment of that loan against you.  In addition, we will allow for qualifying ratios up to 45% of your gross income - still with only 5% down.    If this sounds like your scenario, you should click the "qualify me" icon to the left for a free pre-qualification.

VACATION/2ND HOMES:
The largest growing segment is mortgage lending is the vacation home or second home.   As our baby boomers come of age, they have disposable income, and a desire to have a future retirement home already in place.   The second home financing is very attractive.  We can provide second home loans for as little as 10% down to $500,000 - which is very aggressive.  The best part is that there is no pre-payment penalty on the second homes loans - which is important to those that expect to move permanetly into their second home once they retire.  Usually that means the primary home was sold and the proceeds are used to payoff or paydown the mortgage on the second home.

REHAB LOANS:
We specialize in remodeling or rehab loans.  Our special FHA or Conventional rehab loans will allow you to purchase a home in need of repair, and take 'draws' to pay contractors as work is completed to the home.  What most people do not know, is that we will allow for people to improve their existing perfect condition home, by adding such things as a finished basement, an addition, a garage, or the like.  If you add more than $5,000 of improvements to your home, we can help.
